My approach to investing has always been authentic human connection.  By building real authentic relationships I am able to scale my business quickly and efficiently.  By investing energy and time into people, I no longer need to search for leads.  I have agents and wholesalers who send me leads based on my acquisition profile.  This approach extends to how I treat my tenants, sellers, partners and investors.

 

I offer more than returns for my investors.  I truly believe in helping others, and offer all investors full access to my everything.  That means my time, my energy, my support.  Including my experience, knowledge, network and winners mindset.  I help my lenders, investors and partners achieve their personal and professional goals.  This approach builds true lasting relationships, and allows for the human side of the business to take the spotlight.  I believe in moving away from the transactional side of investing and focusing on connecting as humans.

Strategy

My strategy for real estate investing is multi faceted.  It is built on the principal of Buying and Holding assets over time.  By holding over time, there are no capital gains or taxes upon sale.  This strategy also avoids relying on market trends to make returns.  It allows for the asset to grow over time, while cash flowing, and offers tax free capital returns using refinances. 

Using the BRRRR method (Buy, Renovate, Rent, Refinance, Repeat), I am able to buy value add properties, lift them, refinance with A lenders, and repay my investors.  I implement a win-win approach to raising capital in order to best ensure peace of mind for investors and secure their capital.  I use both my own and investor capital to scale my acquisitions and will continue to offer such partnerships growing both mine, and my investors network and net worth.

I invest primarily in multi family real estate across Canada, but am open minded to new and emerging strategies.  One such strategy is called Subject To in the US.  It is taking over the deed while the seller remains on title until the loan is paid.  Taking over a single family home Subject To can be accomplished with zero money down, placing tenants and cash flowing from day 1.  As a student of Pace Morby, I have studied this strategy and have incorporated in the US in order to begin US acquisitions.
